WHY THIS INFRASTRUCTURE WORK IS IMPORTANT

PRESENT DAY

Some homes in the Cherry Hill neighborhood, are experiencing water intrusion into basements. AMH has routinely addressed these issues using two methods in this neighborhood.

  • Foundation Sealing (Severe Leaks): For more serve entry, AMH utilizes a contract team to excavate around part or all of the foundation and apply a seal using a waterproofing membrane.
  • Spot Repair (Minor Leaks): For small entry points, AMH utilizes a contract team to patch entry points using a commercial grade, waterproof foam material.

AREAS OF CONCERN

Intrusion occurs through the CMU block wall foundation, and instances increase during heavy rainfall. In some instances, past repairs have been reliable, in others they have not. AMH requires a more consistent solution to address the uptick of recent leaks.

WHAT TO EXPECT

AMH is in the process of gathering information and receiving bids for a comprehensive solution to foundation leaks impacting some homes.

Our primary concerns are securing a solution that can be performed quickly (i.e. skilled labor availability), safely, has a high chance of long-term success, and that overall minimizes impact to residents.

  • If you experience additional water intrusion, or notice an area that is wet, or see signs of mold or mildew, please contact our emergency maintenance line at (907) 753-1023; we will dispatch a water extraction/remediation team.
  • AMH will require entry to all homes impacted and will begin contacting residents on 19 August 2024 to schedule an in person assessment. This assessment will help us better coordinate a response with our contract teams.
