WHY THIS INFRASTRUCTURE WORK IS IMPORTANT

PRESENT DAY

Some homes in the Cottonwood neighborhood (specifically Cottonwood East), have seen a substantial uptick in water intrusion work orders over the past two winters (starting in winter of 2022). The water intrusion consistently occurs in similar locations in each home.

AREAS OF CONCERN

In certain floorplans, the rear portion of the roof is an entry point for moisture and require repair.

WHAT TO EXPECT

This project will have a moderate impact on your day to day. We’ll do our best to minimize the impact, by providing ample notice via flyer and email.

Shingles will be replaced after roof vents (whirly birds) are installed, with nails in conjunction with ice & water shield and roofing adhesive.

Initially, this project only includes homes in Cottonwood East, should additional work be scheduled or the scope expanded, we will provide additional notice.

TIMELINE

Hours: Monday-Friday, 8 AM to 5 PM.

Each building will take approximately 3 business days to complete.

Day 1: Crew will mobilize, remove shingles, cut roof sheathing and install whirly bird roof ventilation turbines – 2 per unit, 4 per day, 8 total per building.

Day 2: Crews will continue whirly bird roof ventilation turbines installation.

Day 3: Crew will finalize installations and move to the next building.

You will receive a flyer approximately 4 days prior to commencement of the job.

EXTERIOR OF HOME

Contractors will be performing work on your roof. For this reason, access to your driveway, back yard, and roof will be required.

Additionally, the contractor will be using hammers and pneumatic nailers, which will result in excess noise.

IN HOME

Entry to homes will not be required during this project.

IN NEIGHBORHOOD

Various machinery and equipment will be present in the neighborhood.

SCHEDULE

The projected schedule below is our best estimate as to when work will take place, but is only a projection. We will update this schedule approximately every week. Prior to work commencing on your home, you will receive a flyer with a definitive start date.
