We can offer a definitive wait time for housing 30 days before your scheduled arrival date. Please contact our office to confirm availability!
We can only offer a home once you’ve completed both steps of your application process.
If there is a wait, you should secure space at TLF (you’re authorized up to 30 days). Here’s how.

The Leasing Process
(<30 Days to Move In)
Our leasing process is broken into 4 steps. All documents are distributed and signed electronically; however you are always welcome at our leasing office at 6350 Arctic Warrior Drive during business hours if you have questions or wish to discuss something in person.

1. Unit Offer Policy
The Unit Offer Policy will be sent to you when you are 30 days out from your intended move in date and when you have fully completed both steps of the application process.
2. Unit Offer
Unit offers are sent out one at a time. You have the option to decline the first offer and receive a second. Once you accept an offer, we’ll reserve the home for you and schedule a move in date.
3. Leasing Packet
The leasing packet contains your lease as well as supplemental and informative documents. You will receive your lease to review at least 48 hours before move in.
It’s important that you visit the MHO and participate in their move in briefing prior to signing the lease. Additionally, if you have not yet viewed the home, you should not sign the lease; our office will provide you with keys or an access code to do a walkthrough.

4. Move In Packet
You’ll receive your move in packet on the day you move in. You’ll schedule your move in inspection here.
Keys are available after 11 AM on your move in date.

After Move In
1. Fill out your Move In Discrepancy Report and schedule your Move In Inspection
We recommend all residents carefully notate any issues with the home immediately upon move in. These will be notated in your file and remedied in a follow up work order (if requested). For your convenience, you may submit these documents directly through our website.
The move in inspection is scheduled after you sign the lease and is an excellent opportunity to walk through the home with a member of our team and ask any questions you may have.
2. Purchase Renters Insurance
A good renters insurance policy won’t break the bank, but it could help protect your family possessions should something go wrong. Our Universal Lease requires all residents purchase a minimum of 300K in liability insurance.
Our preferred provider is ResidentShield; here you can receive a quote in minutes, satisfy the terms of your lease and protect your personal possessions all for a low monthly rate.
3. Get rid of those boxes
Your moving company will gladly recycle boxes from move in, contact them once you’ve unpacked to schedule a pickup.
4. Visit the Self-Help Center
Our Self Help center provides a variety of resources to improve and enhance your home. Seasonal offerings range from lawn care supplies in the summer, to ice melt and traction aid in the winter. You can learn more about the self help center here.
5. Pick-up Post-Office Keys
Be sure to pick up your mailbox keys from the post office.
Additionally, we recommend taping a tag inside of your mailbox for the postal service that 1) lists the names of those living at your address and 2) includes your address.
6. Get to know your Mayor (or become one!)
Mayor’s serve a crucial role in our communities. They work closely with our team to provide solutions for community issues and offer suggestions and feedback so that we can better serve our residents.
7. Meet your neighbors
We ask that all residents take a few minutes to say “hi” to those living around them. The key to a happy neighborhood is open communication.
8. Fill out a Move In Survey
You’ll receive an email from Satisfacts shortly after your move in. Please take a few minutes and complete this survey; results are used to better improve our operation.
9. Review the Move Out Brief
Build an understanding of the standards and requirements at move out.
