EXPLANATION

PRESENT DAY

Today, the homes in Moose Haven (ranch style also lovingly known as Granny Haven) are heated by large boilers located in pump houses at the ends of the road. Each pump house is equipped with two Burnham V1115 Boilers each capable of outputting 3,680,000 BTUs. Water is heated by the boilers and circulated the length of the street through 8” steel pipes located approximately 12’ underground. Circulation is accomplished by two lead/lag pumps each capable of 360 GPU output.

AREAS OF CONCERN

1) Reliance on a single mode of heat for large groups of buildings means that an infrastructure failure will impact a substantial number of homes.

2) JBER sees an average of 75.5 inches of snow/ year. During the winter months, the ground is frozen. Repairs to the water lines which rest 12’ below the surface are time consuming and costly.

3) While we maintain an adequate supply of parts and materials to repair pump house HVAC systems, national shortages and increased lead times on critical HVAC components could pose future challenges in maintaining these large and uncommon boilers.

4) Modifying the HVAC systems allow us the opportunity to improve your home through the installation of garage heaters and gas hookups. These will allow for future replacement of harder to source electric appliances.

SCOPE

A Unit

  • Installation of high efficiency condensing boiler, subsequent piping and pumps | Basement/Crawl Space
  • Installation of indirect water heater (domestic water heated by water from the boiler passing though coils inside tank) | Basement
  • Installation of 3 zone valves and 2 zone relay boxes | Basement
  • Installation of gas hookup for dryer | Basement
  • Installation of gas hookup for stove | Basement
  • Installation of hydronic garage heater | Garage
  • Gas meter added to exterior of home | Exterior

B Units

  • Installation of 3 zone valves | Basement
  • Installation of gas hookup for dryer | Basement
  • Installation of gas hookup for stove | Basement

Both Units

  • Upon completion of the install, the boiler will be turned on, and the building will be disconnected from the pump house.
  • Cleaners can be requested at no cost should the contractor miss anything following the install.

PROCESS

Predevelopment (Conceptual)

This project began two years ago. To maintain the safety and integrity of JBER, large scale projects, especially those which requires action from utility providers has to pass through various stages of approval. Research, surveys, funding, sign off are all required before detailed planning can occur.

RFP/Bidding

AMH contracts out large scale projects such as this. We share a RFP (request for proposal) with various contractors in solicitation of bids. Bids are reviewed and a contractor is selected.

Project Execution/ Announcement

The project will begin once all materials are acquired and subsequent notices are sent to residents. We anticipate each building will require 2 crews for 5 to 6 days. The majority of work will take place in the A unit, however access to the B unit will still be required.

Timeline

A) Gas Line Install | Completed November 2021 | Gas lines installed alongside each road in Moose Haven.

B) Trial Unit | Completed January 2022 | The contractor will do a test install in a single building.

C) Initial Walkthrough | Scheduled February 2022 | The contractor will perform a brief walkthrough of all homes to better determine a schedule and plan for any potential hurdles resulting from a unique layout of the home or arrangement of personal items.

D) HVAC Install | Start in March 2022 | The contractor will enter the home and complete the HVAC system install.

E) Power on Boiler | Estimated June-August 2022 | The contractor will enter the A and B units to power on the new boiler system.

F) Clean up/Patching | Estimated August 2022 | The contractor will enter the A unit and complete any patch work.

G) Pump house cleanup | Estimated September 2022 | The contractor will remove HVAC infrastructure from the pump house.
